Australia runs one construction code and eight separate planning systems, and that split decides how a set of views gets scoped. The National Construction Code, produced by the Australian Building Codes Board on behalf of the Commonwealth and every state and territory government, fixes what the building has to be: balustrades, glazing, accessible paths, the things a picture cannot quietly improve. What the assessing authority wants to look at is set somewhere else entirely, by the planning instrument covering that particular site. So a brief written for a project in one jurisdiction does not transfer to the next without a second read, and the sensible order is to settle the built form against the code, then ask what the local system wants to see of it. The model is the same either way. Only the view list changes.

Planning approval is a state and territory matter here, which is the single most important thing to know before commissioning views. Victoria issues planning permits under the Planning and Environment Act 1987, Queensland assesses proposals under the Planning Act 2016, and each jurisdiction keeps its own list of what has to accompany a proposal: streetscape elevations, overshadowing studies, view analysis from nominated locations. Above all of that sits a Commonwealth layer. Where a proposal is likely to significantly affect a matter of national environmental significance it is referred under the Environment Protection and Biodiversity Conservation Act 1999, and effects on the setting of a listed place are argued on evidence that is frequently visual. Preparing your brief
An Australian brief should distinguish the images needed for design discussions from those intended for a sales campaign or a formal submission. Your architect or planner can provide the approved requirements for the latter. For marketing, include the audience, launch date and the places where the images or film will appear. Identify which finishes, landscaping and inclusions are confirmed, particularly when buyers will compare several homes. A clear decision maker and an agreed review date help a distributed project team keep the presentation consistent across its sales and design material.
What gets built here
Some of this work is certified before anybody photographs it. Specialist Disability Accommodation is built to the SDA Design Standard, with design categories set by the SDA Rules and a design stage certification signed by an accredited assessor before a dwelling can be enrolled. Green Star Buildings ratings from the Green Building Council of Australia run alongside it. Planning permits under the Planning and Environment Act 1987, assessments under the Planning Act 2016, and referrals under the Environment Protection and Biodiversity Conservation Act 1999 each pull a different view list out of one model.

Do you know what visual material our state planning system asks for?
No. Your planner confirms the requirements for the project and supplies the view list and submission brief. Kallo agrees an imagery scope around that information, while your consultants remain responsible for planning advice and the application itself.
What should we send before discussing a project?
Your team can start by sharing the drawings and project information it already has. We will confirm what is needed for the agreed images before work begins. Nominate the latest approved design so everyone is reviewing the same proposal.
We are building Specialist Disability Accommodation. Can you shoot the interiors?
Yes. Provide the approved drawings, relevant design requirements and any details your team needs the images to show. Your appointed consultants remain responsible for compliance and certification; the visuals support their explanation of the proposal.
Does the National Construction Code change what you are willing to show?
Any change to the approved design should be reflected in the brief. Tell us when required features or finishes change, and have your designer confirm the current drawings. Images should represent the proposal your team intends to deliver.
